About Upper Albany Welcome to the internet home of the Upper Albany Homeowners Association! Upper Albany is a Central Ohio residential subdivision nestled in northeastern Franklin County, where Plain Township, the Village of New Albany and the City of Columbus come together. As a community, Upper Albany offers alternative home style choices, including homes on traditional, single-family “village” lots, a limited number of attached “townhomes,” and distinctive “carriage” homes on smaller low maintenance lots. Spacious common areas in the subdivision provide residents with ample room to play with their children, walk the dog or just meet and visit with neighbors. Upper Albany’s homeowners association oversees the maintenance of the common areas and the streetscape of the town home and carriage home sections of the subdivision. The Association’s Board of Trustees consists of three residents elected by the lot owners in the subdivision. The Trustees each have a specific area(s) of focus and although we always ask you to please contact PSAM first, the Trustees may be contacted directly regarding those areas as follows: Barbara Hopkins - Compliance Eric Russell - Landscaping Paul Marino – Communication, Finance, PSAM The Association has hired Professional Subdivision and Association Managers, Ltd. (“PSAM”) to oversee its day-to-day affairs. Contact information for the Trustees and PSAM can be found on the Contacts page of this website. What Does The Association Do? The Association exists to maintain the common areas and the yards of the townhome and carriage lots, to enforce the community’s deed restrictions, and to review and approve residents’ applications for appropriate proposed exterior improvements. In performing its duties, the Association develops an annual operating budget, which includes the expected costs of providing care and maintenance for the common green spaces and townhome and carriage lots, the costs of utilities, insurance, management and administration of the Association. Through PSAM, it issues and collects annual assessments from the owners in Upper Albany, coordinates owners’ improvement plan approvals, and enforces the deed restrictions. Why Does Upper Albany Have An Association? For most people, a home purchase is the largest investment that they will ever make. The Homeowners Association operates to help maintain the value of those investments by enhancing and preserving the overall appearance of the subdivision. Through the combined contributions and participation of the owners in Upper Albany, all homeowners benefit from common facilities and open spaces that give the subdivision its warm, homey feel – something the lot owners could not afford to provide individually. Together, the residents have the strength to make Upper Albany a wonderful place to call “home.” |
